Buyers will be purchasing the land on the risk of securing planning permission themselves, so they will only be willing to pay a fraction of what the land would be worth, compared to land with planning permission.
This is called buying ‘on risk’.
2. Sell “Subject to Planning”
This means that the buyer agrees to buy the land only if they are able to secure planning permission. This reduces the risk for the buyer, so they will be willing to pay more than if they were buying the land without planning permission.
However, it can take a long time to secure planning permission, so this option may not be suitable for those looking to sell with urgency.
Securing planning permission can often be a lengthy process and will have time constraints.
3. Sell after Securing Planning Permission Yourself
This is the most expensive option, but it is also the most likely to get you the best price, as it holds value. With planning permission in place, buyers will be able to start building immediately, and they will be willing to pay a premium for the land.
